The inspection process

Every scheduled visit follows the same detailed checklist so nothing gets skipped and small problems get caught early.

Effluent quality check

Clarity, odor, and chlorine residual measured at the discharge — the fastest read on whether treatment is working.

Air pump & blower

We test airflow and listen for a wearing diaphragm before it fails at 2 a.m.

Control panel & alarms

Function-test the audible and visual alarms so you know they'll actually warn you if something goes wrong.

Chlorinator & spray field

Chlorine level checked, spray heads walked, and any obstructions cleared so dispersal stays even.

Written report

You get a plain-language report every visit — what we saw, what we adjusted, and what to watch.

Tank cleaning & pumping

Aerobic systems need periodic pumping — how often depends on household size and use. We arrange pumping with a quality vacuum service so you're not chasing down a separate provider.

Every pump-out is documented in your service history so future owners (or your maintenance contract renewal) has an accurate record.

  • Date, gallons removed, and destination facility
  • Sludge and scum depths before pumping
  • Condition of baffles, risers, and outlet filter
  • Recommended interval for next pumping

Real estate inspections

Buying or selling a home with an aerobic system? We do pre-transaction inspections that satisfy title requirements and give the buyer real confidence in what they're taking on.

Chlorine questions, answered

One of the most common maintenance questions is how often to add chlorine — and which chlorinator type your system uses. We help you understand your specific setup and keep the treatment right so effluent stays safe.

Reminder

Never put pool tablets or bleach substitutes into a septic chlorinator. Only septic-specific chlorine (calcium hypochlorite tablets for solid chlorinators, or liquid bleach in liquid chlorinators) belongs in an aerobic system.

Preventive care — do's & don'ts

Small habits at home have the biggest impact on how long your aerobic system lasts. These are the ones we return to on nearly every visit.

Do

  • Spread laundry across the week — not all in one day
  • Keep the chlorinator stocked with the correct chlorine type
  • Note the alarm date and call before it becomes a problem
  • Keep vehicles off the drip/spray field

Don't

  • Flush wipes, paper towels, or feminine products
  • Use bleach or heavy chemical cleaners in large volumes
  • Put pool chlorine tablets in a septic chlorinator
  • Ignore an alarm because "it's been on for a while"
